Summer Tips for Your Apartment Community

As we’re entering the summer season, you may already be on your way to preparing your apartment community for the new season. This can mean making sure your outside amenities are up-to-date and fully functioning to planning on how you can better connect with your tenants during the coming months. Here are a few summer tips for your apartment community when it comes to getting ready for a successful summer for your property.

Remind tenants on community policy

As you enter the summer months and a new season, you may want to refresh your tenants on policies that are more likely to take effect in the summer. If you have a community pool, for example, send a memo regarding what tenants need to do when using the pool (pool hours, guest policy, etc.). There are multiple things you may want to bring up in an email or printed out letter sent to each tenant:

  • If tenants have their own porches, are they allowed to use a barbecue grill on them? If not, is there a grill in the community they can access?

  • If tenants have their own porches, are there decor rules they should follow as they are more likely to spend time outside during the summer — hanging lights, pots, items on fences, and so on.

On top of policy reminders, you may want to send out reminders that residents may find helpful during the coming summer months. One topic you may find especially helpful is “How can you keep your apartment cool?” Point out steps your tenants can take when it comes to keeping their homes cool, whether they have air conditioning units or not.

Advertise how to use community amenities during the summer months

If you have amenities that you know your residents would be more likely to use during the upcoming summer months, be sure to put some time into advertising them and educating your residents on how they can use them in the coming months.

For example, if you have community pools, you may want to send out a reminder on what the hours are, when/if there’s a lifeguard on duty, what kind of rules residents need to follow when using them, and so on.

Likewise, outside patios and barbecue areas are other things you’ll want to advertise if you have them on your property. As people want to spend more time outdoors in better weather, send out a reminder on how to make the best use out of your property’s outdoor areas.

If you have outdoor grills, send out a reminder about when they can be used, when/if they can be reserved by residents, and the expected protocol you want residents to follow when using them. Or,, if you have larger outdoor patio areas, remind residents how they can reserve the areas for when they want to entertain guests in an outdoor setting, for parties, dinners, and more.

If you have a larger property, sending out a printed map to your residents with these areas highlighted can be a great way to bring your residents out of your home and further engaged with the rest of your property.

Pay extra attention to outside maintenance

As more residents take to the outdoor amenities your properties offer, you’ll likely be spending more on maintaining these areas than you did in the winter months. Landscaping is just the basis of this tip — planting fresh flowers, adding a fresh layer of mulch — are just some of the things you can do to bring some new life around your property.

The outdoor spaces previously mentioned — patios, pools, grill areas — are something you’ll want to keep a better eye on as the summer goes on. As much as you expect residents to clean up after themselves as they use the areas, you’ll want to put some resources into deep cleaning the areas as they get used more often. Patio furniture should regularly be wipe down, especially if they have cushions that could be damaged by the weather and other substances.

Make sure that the furniture in these outdoor spaces is well-kept and safe for use — pool chairs, tables, patio umbrellas, and so on.

Summers can be pretty stressful as the seasons change and leases end or begin. With these tips in mind, keep your residents’ comfort and safety in priority as you prepare your property for the summer months.
